Renting or Buying? The Long-Term Benefits of Homeownership

Renting and buying serve different purposes. Renting offers flexibility and may be the better choice when your future plans are uncertain. Buying requires a larger commitment, but it can provide financial and personal benefits that become more meaningful over time.

If you expect to remain in Greater Vancouver for several years and are financially prepared for the responsibilities of ownership, here are some of the long-term benefits worth considering.

Building equity over time

With each mortgage payment, a portion generally goes toward reducing the amount you borrowed. As the mortgage balance decreases, your ownership stake—or equity—in the property grows.

Your home may also increase in value over time. Appreciation is never guaranteed, particularly over shorter periods, but the combination of paying down the mortgage and possible growth in the property’s value can help build long-term wealth.

Rent payments provide housing, but they do not create an ownership interest in the property.

Greater stability in your housing

Homeownership can provide a level of security that renting may not. You are not dependent on a landlord renewing your lease or deciding to sell the property.

A fixed-rate mortgage can also make the principal-and-interest portion of your payment predictable during the mortgage term. Your payment may change when the mortgage is renewed, and expenses such as property taxes, insurance, maintenance and strata fees can still increase. Even so, ownership gives you more control over your long-term housing decisions.

A home you can adapt to your life

Owners generally have more freedom to decorate, renovate or alter their homes as their needs change. A spare room might become a nursery, office or space for an aging parent. Outdoor areas can be landscaped, and kitchens or bathrooms can be updated over time.

The amount of freedom depends on municipal regulations, strata bylaws and the type of property, but the decisions are largely yours to make.

More options in the future

Equity can provide choices later in life. You may decide to sell and move, downsize, refinance or remain in the property after the mortgage has been paid off.

Some homeowners may also be able to rent a room, secondary suite or the entire property, subject to local regulations, strata rules, insurance requirements and mortgage terms. This can create income, although rental income and changes in how the property is used may have tax implications.

Home equity may also provide access to borrowing through a home-equity loan or line of credit. This can be useful in some circumstances, but it is still debt secured against the home and should be approached carefully.

Retirement and estate planning

Paying off a mortgage before retirement can substantially reduce monthly housing costs, although property taxes, insurance and upkeep remain.

A home can also become an asset that is sold to fund retirement, downsized to release equity or passed on as part of an estate.

For qualifying Canadian homeowners, gains from the sale of a principal residence may be covered by the principal residence exemption. Eligibility depends on how the property was owned and used, so individual tax advice is important.

Is buying the right decision for you?

Buying is not automatically better than renting. The right decision depends on your budget, expected length of ownership, lifestyle and future plans.

Before buying, consider whether you can comfortably manage the down payment, closing costs, mortgage payments and ongoing expenses of maintaining the property. The goal is not simply to qualify for a mortgage—it is to choose a home you can comfortably own.
